Property Investment
Our company represents a select number of investors who task us with procuring a wide variety of property and land for the purpose of investment. Most of the investments are retained for capital growth and we are given authority to negotiate on behalf of our investors who also own our company. We engage with licensed property sourcers and agents in the course of our work.
Property Management
The people involved in our company have had over 40 years experience of property management and where we can we endeavour to look after all of the properties our investors own in house. We do not offer outside management services to other landlords. We operate a 24 hour contact service via 'Whats App' for our tenants and gauging from our tenants feedback we must be doing something right.
Property Development
We develop land and buildings into useable spaces. We develop single dwellings right the way up to 50 separate units with our preferred building partners. We project manage our projects ourselves and design the plan of what is to be built. We buy land with planning or without planning and we also convert buildings from commercial to residential.
Buy To Let Strategies
We like to adopt various diverse property investment strategies including 'Property Lease Options' where we ride on the back of a present mortgage and pay a monthly fee to the owner whilse maintaining control of the asset. We then buy the property outright at a future date. We adopt other well fashioned strategies too including R2R which involves taking a property on a secure contract for a price lower than the acheivable market rent.
Refurbishments
We have a permanent refurbishment team on board that travel all over the UK renovating and revitalising the properties that we buy and turning them into modern fresh habitable spaces. We have done a great deal of single houses to multiple flats in one building and everything in between. Our team live on site where ever they go and convert houses at lightening speed. We only work on our own properties and do not offer this to outside investors.
